Floor sander / polisher in Sydney

(First post - hope its ok)
Just tackling a bedroom reno with carpet over floorboards (1920's house). We want to find someone to sand and polish it, but there may be a small area along a wall that needs replacing as well. Hubby can probably do that, but he would rather bring in an expert for the rest. Has anyone had experience with a sander/polisher that they would be happy to recommend? We are in Randwick, so anywhere east or south is probably best. The boards have a 1/2 metre wide black stain around the walls which may complicate sanding.
