Noticed a slight water stain on our ceiling and even a few droplets of water getting in. Obvioulsy a leaky roof, house is only 2.5 years old. Now in heavy rain I notice the guttering closest to this stain (about 2 m away) always overflows. Now initially I didn't think this a big deal as I thought it would always overflow on the outside edge but is it possible it could be overflowing into the roof space as well? Or is this a co-incidence and is more likley the roof/tiling leaking? Considering its a new house do you think the water that has got in has caused any permanent damage or assuming I fix the source of the leak I should have nothing to worry about. I havn't contacted the builder yet- not sure if a problem like this is still under their warranty? I'm going to add another downpipe where the overflow in occuring which will hopefully fix the problem but more concerned with the water that has already got in, or will it just dry up ok by itself?
