Leaking roof

Noticed a slight water stain on our ceiling and even a few droplets of water getting in. Obvioulsy a leaky roof, house is only 2.5 years old. Now in heavy rain I notice the guttering closest to this stain (about 2 m away) always overflows. Now initially I didn't think this a big deal as I thought it would always overflow on the outside edge but is it possible it could be overflowing into the roof space as well? Or is this a co-incidence and is more likley the roof/tiling leaking? Considering its a new house do you think the water that has got in has caused any permanent damage or assuming I fix the source of the leak I should have nothing to worry about. I havn't contacted the builder yet- not sure if a problem like this is still under their warranty? I'm going to add another downpipe where the overflow in occuring which will hopefully fix the problem but more concerned with the water that has already got in, or will it just dry up ok by itself?

whether it overflows in or nor depends on the type of gutter, if its a high front then yes it overflows backwards, if its std then no, will always flow to the outside. Given its tile the best idea is to get in there and see if you can see the water stain and where it came from.

Definitely contact the builder. Warranty is 10 years now I think? If it's due to faulty workmanship, it needs to be fixed at his cost.

Depends on the type of guttering you have used but it shouldn't overflow into the roof. It's unlikely to have caused anything more than superficial damage but you need to get the builder to come and look at it ASAP.

Good high front gutters have perforations along the front that are lower than the back of the gutter so if the gutters are kept clean, it shouldn't happen.

Yes the gutters do have the perforations below the top edge

your dead right silent "shoudnt happen" - however I have watched it happen before my very eyes in a torrential downpour - one of those storms where you cant see 30 or 40 metres for the rain, although to be fair I suspect the downpipes were blocked with leaves - nice streams of water going out, and water down the INSIDE of the windows!!! now that was a panic...

Get the builder to fix it, at his cost.
If that's not an option for what ever reason, drill a 50 mm hole in the gutter where it overflows, When it rains it wont overflow anymore and you will be able to tell if its a roof or gutter problem.

The gutter needs fixing anyway, but this should tell you if the roofs knakered aswell.
