Help needed with Reno/extension

We are in the process of thinking about adding an extension to our modest 3 bedroom 1 bathroom L shape home.
We basically want to extend the L part at the back and fill it in with a kitchen/dining appox 20sqm, then add an alfresco of about 15-20sqm, if we can get a garage in that would be great not sure I can afford it though.
The only change internally is to change the laundry to a bathroom and increase its size. No real idea where to put the laundry.
I have attached some mock sketches.. at this stage we are only interested to see if this is affordable as our budget only stretches as far as approx. 105k.:?
does anyone know any good builders that are budget aware that will work in eastern suburbs mel.
