removing load baring wall at the back of garage, pic and qustion heavy
hi everyone,
so I need some more space in my garage as the one we have is only JUST enough to fit mine and the Mrs cars in (can't open either door more then 1/4 so lucky we're skinny)
Back story:
our house is a fairly new (2008) split level brick vaneer house, 2 story at the front tapering off to 1 at rear.
so what I'm planning on doing (in consultation with my certified builder friend) is:
knock out the wall at the rear of the garage
Knock out set of piers
install beam and larger bearers
concrete underneath house
I should mention ive already had an engineer out to tell me what size beams etc I need to use (200mm I beam, 100x100x 6mm uprights)

highlighted the wall and piers I plan on removing. as you can see there is already a set of piers that have been removed adjacent to the ones I want to take out to allow a water tank to be installed under there. I want to do the same on the other side

where I want to put the beam (garage and under house side) ignore the curves its just the fish eye of the photo and the row of piers I want to remove

a couple of questions I have is:
would it be easier to knock the wall out and install the beam on uprights and dynabolt it to existing slab
or
knock the wall out, cut into the brick work either end and sit the beam on that (yellow bits)

still on the beam.
easiest way I can see is to get some cleats welded onto the I beam and bolt the bears to it. trying to sit the bears on it would bring the beam bottom to just above the door height which just seems way to low, and then all the wooden I beams for the garage would need to be support on blocks to match the height of the new 300lvl bearers

other option would be to notch the bearers over the beam, but I didn't think this was good practice and I would have to double check how much meat would still be left
Piers
with the piers, do I need to thicken out the piers, the ones above the water tank are larger then the others, Is this something I need to worry about. I really just intended on notching the brick work out and sitting the lvl on that.

so roughly I would be:
acro-proping the current bearers (garage and house)
take out wall
install I beam
take out garage side props
notch pier brick work
install lvl bearers
take out props
remove piers
excavate dirt
install small retaining wall in front of bearers
form up for slab
pour slab
enjoy all the extra space
with the retaining wall, is there a certain distance I have to be away from them when installing a retaining wall?
