Is this water damage?
Hi all,
I'm renting out a house in the UK, and have been contacted by the letting agent recently as some roof tiles needed replacing on the gable end.
They got someone to go out and fix this, and (quote from agent) "whilst he was there it come to light that there had been some kind of leak and patches had appeared on the bathroom ceiling"
Apparently the tradie went up into the loft (NB the loft is locked and the agent has the key - if replacing the tiles was an 'outside only' job, he wouldn't have the key with him) and found that a pipe was leaking. He's fixed the leaking pipe, but I'm now being quoted for repair of the ceiling.
Attached is the pictures of the ceiling that the tradie took. Does this look like the result of a water leak? My concerns are :-
1. I cannot see any evidence of water stains - surely if he's just fixed the leak the ceiling would still be wet
2. How come the tenants didn't notice this 'leak' - it only came to light when the tradie was there. I can't believe they didn't spot this before
To me it looks more like physical damage from a foot, or something being dropped on it. In one picture you can just see the top of the window - the tiles were replaced on the gable above this window.
However, I'm no expert on leaks in ceilings - so wanted to get some expert opinion before querying this with the agents.
