Split System advice

Hi guys,

I'm looking to get a split system installed in our open plan living area downstairs, just after a bit of advice in regards to what size unit I should be looking at?

House is only a year old, we have evap cooling upstairs so just looking to cool our family/dining/kitchen area. I've done some quick sums and the area is approx 70 sqm with around 16.7 sqm of windows/glass. I have an open hallway that leads to the front of the house but am not concerned about cooling down that far...

We only get direct sunlight in the morning, once the sun rises its generally pretty well shaded (partly because we have a covered outdoor room that covers the majority of this window area).

I've had varying opinions as to what size I need to effectively cool the area, ranging from 7kw up to 10+kw, would be interested to hear some unbiased views on what size I will need???
