If you're thinking of building a timber shed from scratch...

I've worked out the costs for mine, It's 12x6.6x3.0m, on timber posts in concrete stumps. Coupled roof, exposed rafters and wall framing. We're on highly reactive black soil. I work at a sawmill so I get wholesale price on timber

Plans: $990
Soil test and Stump design: $715
Owner Builder Licence: $275
Council Approval: $460
Post hole boring: $500
Post hole concrete: $3620
Timber frame: $5500
Weatherboards: $4600
T&G Floor: $3500
Colourbond Roof: $2000
Windows: ?
Electrical: ?

Not including the windows and electrical (which I haven't got a price on) the total so far is $20360.

I doubt a tin shed on a slab would be much cheaper, consider how much concrete and reo would be needed

That is a colossal cost, IMHO, FC.

Not that I expect you to do it, but it would be an interesting exercise to do a comparative costing on a concrete slab with steel frame and Colourbond cladding.

Your assessment of the costs may well be right. I guess you are caught on the horns of a dilemma.

Ive watched the holes thread with interest Funky, its a scary prospect.

I made a shed for the boys out of recycled corrugated iron, fence pailings and joists. Cost was zip. But then again it isnt wired etc. if you have the kind of money you have posted, go for it. If you dont, consider recycled materials as much as possible. I know a corrugated shed wont cost that much, maybe you can upgrade as the financial empire does.

I stuffed up my concrete costing so it's $923 instead of $3626:doh:
So the total is $19323.

If I buy a tin shed of similar quality (top notch) I'll pay a bundle, the slab would cost a fortune and slabs can't be adjusted like stumps

I'm also guaranteeing myself job security by buying from work:wink:

I hope you are going to put 3 phase power in that shed

and it's probably worthwhile including (or at least the plumbing for) a hand basin as well

There's a tap right near the shed, a pipe could be run underground and the council would be none the wiser:wink:

To give you a comparison on costs to a steel on slab shed - I built an 11x7.5 shed with an 11x3 awning off the side (so a total of 11x10.5 under cover) for around $14k. That included someone else doing the main 11x7.5 slab and awning post footings - I subsequently concreted under the awning section myself for about $600.
Note that this was NOT a kit shed.

I am doing some work for a shed place in town FC...if you want a comparitive cost, I could probably arrange that.

Personally I think colourbond on a timber shed is sacrilege - plain gal would look much better. Meringandan is dry, so it will never rust.

Does your pricing include stumps, fixings (bolts, screws, etc), strapping, plumbing (rain water) and so on? I reckon there's an easy $1-2k for misc...

You can get plenty of ready made new and second hand windows from Southside Traders on South St near Total Tools.

Which shed place? A rough price would be good.
I'm cladding it with hardwood weatherboards, there'd be no point having a timber frame inside a steel clad shed.

Yeah there'll be a bit of dosh in the fixings etc.

I do some work for the guys at Precision Steel Framing. They're on Rocla, and so is Titan, and Ahrens isn't far...come to think of it nearly every shed place in T'ba is within about a k or two of there...

Ummm...ok. I meant colourbond roof. But anyhow, my father built a shed about 20 years ago which was wood framed (he worked at a mill too ;) ) and clad in corro. Looked good. And then there was the carport...
