Services crossing a sewage easement

G'day,

First post!

I am looking at putting a secondary dwelling (granny flat) on my block and have a sewage easement running through my back yard.

I have managed to locate the building so that it meets all the requirements of setback from the rear boundary, side boundary and the slab clears the zone of influence of the sewer. The issue I have is that the services (water, gas, electricity and telephone) to the building have to cross the easement. I have located the via the access pits on the two adjoining properties.

I have looked up Sydney Water's web site to try and find any requirements that cover this but have had no luck, so maybe someone on the forum might know.

From a safety standpoint, I am thinking along the lines of running the water and gas pipes in a concrete pipe laid at the appropriate depth across the sewer, and then have the power and telephone cables in another similar pipe. The reason for the concrete pipe is so that in the event of any work having to be done on the sewer, the digger is going to come across the pipe before it tries to rip up the services.

Is this an overkill, or am I likely to have to do something else?

About the only other alternative would be to have gas and water come from an adjoining property mains with a separate meter. At a pinch, power and telephone cables can be provided overhead.
